Water damage in Mississauga: what we see most

Mississauga is drained by the Credit River, Etobicoke Creek and a series of smaller creeks, and the one that causes the most trouble is Cooksville Creek. It runs through the densest part of the city, from north of the 403 down through Cooksville to Lake Ontario, and it flashes fast in a storm. Cooksville Creek flooded badly on August 4, 2009 and again on July 8, 2013, when water covered streets near Dundas and Hurontario and filled basements and underground parking across central Mississauga. The city has since built flood control works along the creek, but the surrounding neighbourhoods remain low and quick to flood.

The housing spans a century. Port Credit, Lakeview, Clarkson, Lorne Park and Mineola along the shoreline have homes from the 1920s onward, including older cottages on shallow foundations. Malton, Applewood, Cooksville and Dixie are 1950s to 1970s bungalows and split-levels on block foundations. Erin Mills, Meadowvale and Streetsville came in the 1970s and 1980s, and Churchill Meadows in the 2000s. Mississauga City Centre is a cluster of condo towers around Square One, including some of the tallest residential buildings in the region.

Mississauga homeowners can access the Region of Peel's backwater valve subsidy program, which reimburses part of the cost of a licensed plumber installing a backwater valve; check the region for the current amount and eligibility. The amount, eligibility and paperwork change, so confirm the details with the Region of Peel before booking. The subsidy is for prevention. The restoration after a backup is billed to your insurer.

Does home insurance cover Cooksville Creek flooding?

Only with overland water coverage, which is an optional endorsement in Ontario and may not be available for homes in a mapped floodplain. If the water came up through the floor drain, a sewer backup endorsement may respond instead. Basic policies cover neither.
