Water damage in Thornhill: what we see most
Thornhill is one community split between two cities. Yonge Street is the line: west of it is Vaughan, east of it is Markham. The village core around Yonge and Centre Street dates to the 1800s, but almost all of the housing came later. Crestwood, Brownridge, Glen Shields, Uplands and Royal Orchard were built in the 1960s through the 1980s, with two-storey homes and side-splits on poured or block foundations and basements that were finished by the second owner. Thornhill Woods and Dufferin Hill on the Vaughan side are much newer, built after 2000 with sump systems and open-concept lower levels.

The August 19, 2005 storm that washed out Finch Avenue at Black Creek also dropped intense rain across Thornhill and the Don headwaters, flooding basements from Bathurst to Leslie in a single afternoon.
Along Yonge from Steeles to Highway 7 and at Bathurst and Centre, Thornhill has a growing stack of condo towers and stacked townhouses that share risers and in-suite laundry. Because the community spans two municipalities, subsidy programs and permit rules differ from one side of Yonge to the other. Ravine-lot groundwater along the East Don
Homes backing onto the Don ravines in Uplands, Bayview Glen and German Mills sit on slopes that stay wet long after the rain stops. Groundwater builds against the low side of the foundation and finds cracks in the poured wall or the cove joint. It shows up as a damp corner in a finished rec room and a musty smell. 1970s side-splits with original plumbing
A lot of Brownridge, Crestwood and Royal Orchard was built with copper supply lines and cast iron or ABS drains that are now fifty years old. Pinhole leaks in copper behind a finished basement wall can run for weeks before a stain appears on the ceiling below. By then the drywall, insulation and bottom plate are saturated. We use moisture meters and thermal imaging to find the wet area, open only what is needed and dry the cavity.
Second kitchens and in-law suites below grade
Thornhill has a high share of multigenerational households, and many basements hold a full second kitchen and bathroom. That doubles the number of supply lines, dishwashers and drains that can fail below grade. When one lets go, the water spreads across tile and laminate into bedrooms and storage. Stacked townhouse and tower leaks along Yonge
The newer stacked townhouses and condo towers from Steeles to Highway 7 put several homes on top of each other with shared plumbing chases. It depends on the side of Yonge Street. West of Yonge you are in the City of Vaughan; east of Yonge you are in the City of Markham. Each municipality sets its own basement flooding protection program, eligibility and amounts, and these change from year to year. Check with the city that bills your property taxes. Subsidies cover prevention, and restoration after a flood is billed to your home insurance.
Does it matter for insurance whether my house is in Vaughan or Markham?
Not for coverage. Your home insurance policy is written for your address and covers the same risks regardless of municipality. Where it matters is the water source. A burst pipe is covered on a basic policy. Sewer backup, overland water and sump pump failure each need an endorsement. There is a musty smell in my finished basement but no visible water. Should I call?
Yes. A musty smell usually means a slow leak or groundwater behind the finished wall. Left alone, it becomes a mould problem that is more expensive and often not covered by insurance.
