Water damage in North York: what we see most

Most of North York was built between 1945 and 1970. Streets in Bayview Village, Don Mills, Parkwoods, Bathurst Manor and Lawrence Manor are lined with brick bungalows and split-levels on concrete block foundations, drained by clay weeping tile that is now sixty or seventy years old. Many of those basements were finished long ago with panelling, carpet and a bathroom added without a backwater valve. Along Yonge Street and in Willowdale, the original bungalows are steadily being replaced by large custom homes with deep basements, which sit lower relative to the water table and the municipal sewer than the houses they replaced.

North York sits on the upper Don. The West Don runs through Hoggs Hollow and York Mills, the East Don through Bayview Village and Don Mills, and Black Creek cuts through the Jane and Finch area. On August 19, 2005, a storm dropped well over 100 mm in an hour and washed out a section of Finch Avenue West at Black Creek, one of the costliest weather events in Toronto's history at the time. Hoggs Hollow, which sits in the valley floor below Yonge and York Mills, has flooded repeatedly and is one of the lowest-lying residential pockets in the city.

Because North York is part of the City of Toronto, homeowners qualify for the Basement Flooding Protection Subsidy Program, which helps cover a backwater valve, sump pump and weeping tile disconnection. Several North York districts have been designated Basement Flooding Protection Program study areas after 2005 and 2013, with sewer upgrades rolling out over years. Block foundations that weep at the cove joint

Post-war bungalows in Parkwoods, Bathurst Manor and Don Mills sit on hollow concrete block. Once the clay weeping tile silts up, water fills the block cores and seeps in where the wall meets the slab. It is rarely dramatic. It is a damp carpet along one wall after every heavy rain, and by the time the homeowner notices the smell, the drywall and bottom plate are already growing mould.

Finished basements with no backwater valve

Many North York basements were finished in the 1980s and 1990s with a bathroom, a laundry room and a floor drain, but no backwater valve. When the sewer surcharges during a July storm, the lowest fixture in the house is where the water comes out. Bayview Village and Willowdale were both hit hard in 2005 and 2013. We remove the contaminated flooring and lower drywall, disinfect and dry, and recommend the city subsidy for the valve.

Deep basements in new custom homes

Rebuilt homes along Yonge, in Willowdale and Lansing are often dug a full storey deeper than the bungalow they replaced, with a sump pit and pump doing all the work. When the pump fails or the power goes out during a storm, there is no passive drainage to fall back on and the basement fills. A battery backup pump is cheap insurance. Does the Toronto basement flooding subsidy apply in North York?

Yes. North York is part of the City of Toronto, so the Basement Flooding Protection Subsidy Program applies. It helps pay for a backwater valve, a sump pump and severing the foundation drain from the sanitary sewer. Work must be done by a licensed plumber with a building permit. The subsidy is for prevention; the cleanup after a flood goes through your home insurance, which we bill directly.

Why does my Don Mills basement get wet even when it does not rain hard?

A block foundation with silted clay weeping tile can leak from ordinary groundwater, not just storms. Snowmelt in March is a common trigger. Water collects in the hollow block cores and finds its way through the cove joint or a crack. We dry the basement and identify the entry point. If the fix is crack injection, new weeping tile or a sump pit, DryFort Waterproofing takes it from there.

Is water damage from a failed sump pump covered by insurance?

Often, but only if your policy includes overland water or sewer backup coverage with a sump pump failure clause. Standard Ontario policies cover sudden bursts inside the house but not groundwater. Bring your declarations page when we arrive and we will check with your adjuster. If it is covered, you sign a Direction to Pay and we bill the insurer.

How long does a flooded North York basement take to dry?

Extraction is done the same day. Structural drying with air movers and dehumidifiers usually runs three to five days for a typical bungalow basement, longer for block walls that were saturated for more than a day. We take moisture readings daily and do not pull equipment until the framing and slab are back to normal levels under the IICRC S500 standard.
