Water damage in Vaughan: what we see most

Vaughan was farmland and a handful of villages until the late 1980s. Since then it has become one of the fastest-growing cities in Canada, and its housing shows it. Vellore Village, Sonoma Heights, Patterson, Carrville and most of Maple are subdivisions built between 1995 and 2015: two-storey homes on poured concrete foundations with sump pits, plastic weeping tile and basements finished soon after move-in. Woodbridge has an older core along Islington Avenue and Kipling with homes from the 1960s and 1970s on block foundations. Kleinburg has a historic village and large estate lots on the Humber.

The Humber River runs through Kleinburg and Woodbridge on its way to Etobicoke, and the East Don and its tributaries start in the eastern half of the city near Maple and Thornhill. Newer subdivisions rely on engineered stormwater ponds and municipal storm sewers. In a storm like July 8, 2013, those systems can be overwhelmed and water pools in the rear yards and window wells of the lowest homes on a street. Vaughan basements are also lower and larger than in older cities, so the same volume of water does more damage.

Vaughan's newest housing is vertical. The towers around Vaughan Metropolitan Centre and along Highway 7 in Concord have brought thousands of condo suites with shared risers and in-suite laundry. Across the city, the most common single cause of a flooded basement is a sump pump that fails during a storm or a power outage, since a modern Vaughan basement has no other way to get rid of groundwater. Some York Region municipalities offer backwater valve or sump subsidies; check with the City of Vaughan for the current program before you rely on it.

Sump pump failure during a storm or outage

Nearly every home built in Vaughan since the 1990s drains its weeping tile to a sump pit. When the pump burns out, the float sticks or the power goes out in the middle of a downpour, groundwater rises through the pit and across the finished basement floor within an hour. We see this in Maple, Vellore Village and Patterson after every major storm. A battery backup or water-powered backup pump prevents most of it.

Window wells and grading in new subdivisions

Lots in newer Vaughan subdivisions are graded to drain toward swales, but settling soil, added patios and clogged window well drains change that within a few years. Water pools against the foundation, fills the window well and comes in over the sill or through the basement window seal. The carpet and drywall along that wall are soaked and the wall cavity needs to be opened and dried before it can be closed.

Supply-line and appliance failures in finished basements

A Vaughan basement often has a full bathroom, a second kitchen and a laundry room. That means more braided hoses, more valves and more places for a failure. A burst washing machine hose can run for hours while the family is out and push water under laminate flooring and into every room. We extract, lift the flooring, dry the subfloor and slab and treat it to stop mould before Rebuild Pro Contracting reinstalls the finishes.

Woodbridge block foundations on the Humber

The older streets of Woodbridge near the Humber sit on 1960s and 1970s block foundations with original weeping tile. Spring melt and heavy rain push water in through the block and the cove joint, and a basement that was dry for decades starts to weep. We dry it and, when the source is the foundation, DryFort Waterproofing handles the crack injection, drainage or sump installation that stops the cycle.

Vaughan calls are dispatched via Highway 400, Highway 7, Rutherford Road and Major Mackenzie, with Kleinburg reached by Islington Avenue and Major Mackenzie West. Our target is to be on site within 60 minutes of your call to the 24/7 emergency line.

Questions from Vaughan homeowners

Is sump pump failure covered by home insurance in Vaughan?

Sometimes. Basic Ontario policies cover sudden bursts inside the house but not groundwater. Many insurers offer a sewer backup or water endorsement that specifically includes sump pump failure, and a large share of Vaughan homeowners have it because the basements are finished and expensive. Check your declarations page for sump pump wording. If it is covered, you sign a Direction to Pay and we bill the insurer.

Does Vaughan offer a backwater valve or sump pump subsidy?

York Region municipalities each run their own programs, and they change. Check with the City of Vaughan for the current subsidy, eligibility and whether a permit is required. A subsidy covers prevention work, not the cleanup after a flood. Restoration goes through your home insurance, and we bill that directly.

My basement flooded while we were away. Is it too late to save the flooring?

Laminate and engineered flooring that has been wet for more than a day usually cannot be saved because the core swells. Solid hardwood sometimes can be dried in place with specialty mats if we start within 24 to 48 hours. Carpet over concrete can often be dried if the water was clean. We assess on arrival and tell you honestly what is worth saving.

How does the rebuild work after you dry the basement?

Once the space is dry and moisture readings are verified, our sister company Rebuild Pro Contracting takes over the reconstruction: drywall, insulation, flooring, trim and paint. The two scopes are usually part of the same insurance claim, so you deal with one adjuster and one Direction to Pay rather than two separate contractors.
